Septic system maintenance that keeps aerobic units legal.

Septic system maintenance is the scheduled check that keeps a system working and, for aerobic units, keeps it within Texas rules. You need it when you own an aerobic system, when a contract has lapsed, or when you want problems caught before they reach the house.

Aerobic septic system control unit

An aerobic system has moving parts: an air pump, a spray pump, a timer, an alarm, and sprinkler heads. Those parts wear out on their own schedule, and regular visits find them before the yard does.

When you need septic and aerobic maintenance

  • You own an aerobic system and it is not under a maintenance contract.
  • Your current contract is ending, or the provider stopped showing up.
  • You bought a home with an aerobic system and have no service records.
  • The alarm light or buzzer comes on and then goes quiet again.
  • The sprinklers run at odd times, run weak, or leave soggy spots.
  • The spray area smells, or the water in the pump tank looks cloudy.
  • A conventional tank has not been checked or pumped in years.

What we do on site

  1. Check the air pump. We make sure the aerator is running and moving air into the treatment chamber. Without air, the bacteria that treat the wastewater stop working and the system starts to smell.
  2. Test the alarm and the control panel. We trigger the alarm light and buzzer and check the timer, relays, and capacitors. A panel that fails quietly lets the pump tank overflow with no warning.
  3. Check the pump and the sprinklers. We run the spray pump, watch each sprinkler head, and clear clogged heads. We check that the spray reaches its area and not the house, the driveway, or the property line.
  4. Look at the chlorinator. We check that disinfectant tablets are in place and dissolving. We show you how to add them between visits.
  5. Measure solids in each tank. We check the sludge in the trash tank and the treatment chamber. When they are high, we tell you it is time for a pump-out before it turns into a repair.
  6. Tell you what we found. We explain what we checked, what we fixed, and anything that needs a decision from you. If a part is wearing out, you hear about it before it fails.

Septic and aerobic maintenance in Montgomery County

Clay soils here drain slowly, which is why so many lots use aerobic spray systems instead of a conventional field. That puts a lot of homes here on aerobic septic service.

Texas requires every aerobic system to be under a maintenance contract and inspected at least once every four months, under TCEQ rules (30 TAC Chapter 285). We are a state-licensed maintenance provider, so we can hold your contract and keep the visits on schedule.

Homes within 2,075 feet of Lake Conroe are permitted by the San Jacinto River Authority, with stricter rules. Lakefront aerobic systems need the same four-month visits, and any repair we find has to meet SJRA's standards.

What affects the cost

  • Aerobic or conventional system, and how many tanks it has.
  • The age and condition of the air pump, spray pump, and control panel.
  • Whether parts need replacing during a visit.
  • Whether the tanks are also due for pumping.
  • Access to the tanks and the spray area.

Estimates on maintenance contracts are free, and we beat any written quote. Parts and pump-outs are quoted before we do the work.

How to get ready

Leave the power to the control panel on and unlock any gate to the tanks and the spray area. Put pets inside, since the sprinklers may run while we test them.

If you have old service records or a previous contract, set them out. They tell us what has been replaced and when.

Between visits, keep disinfectant tablets in the chlorinator and do not switch the panel off when the alarm sounds. Call us instead, since the alarm is doing its job.

Frequently asked questions

Is an aerobic maintenance contract really required in Texas?

Yes. Every aerobic system must be under a maintenance contract and inspected at least once every four months. It is a state rule, not a sales pitch.

Can I switch to you in the middle of my current contract?

Yes. Tell us who holds your contract now and when it ends, and we can take over from there.

Why does my aerobic system smell like rotten eggs?

That smell usually means the air pump has stopped or is weak, and the tank has lost its oxygen. We check the aerator first on that kind of call.

What happens on a four-month visit if nothing is wrong?

We still run every test and tell you the system passed. Finding nothing wrong is the point of a scheduled visit.

Do conventional systems need septic maintenance too?

They have no mechanical parts, so there is no contract rule. They still need regular pumping and a check of the baffles, and we handle both.
